Pine Curve Master Plan
In 2001, the Town purchased 24.4 acres of land at the intersection of Pine Drive and Mainstreet., known as the Pine Curve Property. This property was originally intended to be a home for a new police station and fire department headquarters.
This site was also considered for the Civic Center and the Library before another site was chosen.

These facilities are no longer planned for the site and the Town has begun a Master Plan process to request public input regarding future private development on this site. The Plan in itself does not obligate the Town to sell the property.

Pine Curve Master Plan "Givens"
The Town has established some ‘Givens’ that will help guide this process.

What is a ‘Given’?
Givens originated from the Parker 2025 Master Planning process. They create structure to a discussion and are the regulatory, process and policy facts that frame a public outreach process.

Givens:

  • The Plan will be a guiding document, not a final development design.
  • Existing zoning is Greater Downtown District (Historic Center), the Plan does not override the existing zoning or permitted uses.
  • Participation in this planning process is open to everyone and strongly encouraged.
  • The Plan process will evaluate potential private uses only.
  • The Plan does not obligate the Town to sell the property for private use.
  • The Town only owns and controls the parcels known as the Pine Curve property, no assumption should be made that the Town (or a future developer) will acquire additional property.
  • Primary access points will be from Mainstreet and from Summerset Court.
  • Design shall maintain a buffer between Parker Vista houses and future development.
  • Views from homes in Parker Vista that back to the property will be a consideration in the process.
  • Town Council will make the final decision regarding the future of this site based on public input and other pertinent information.

On April 15 and 16 the Town held a series of two open houses to receive additional comments. Following are the resulting alternatives from the Pine Curve Master Plan process.
