Greater Downtown District Standards and Guidelines for Development:
In order to encourage intensity, activity and identify of downtown, the entire geographic region of Parker’s ‘commercial core’ was rezoned to a single zoning district entitled “Greater Downtown”. The primary reason for this Town-initiated rezoning was to ensure a cohesive image while encouraging long term sustainability and vitality in a manner that would preserve the character of the community.
Within the Greater Downtown District, five separate ‘Design Districts’ were established – Historic Center, Pikes Peak Center, Town Center, Twenty Mile Center and Market Center. For each of these Design Districts, stand alone Development Guides were adopted to foster quality development, ensure that the overall goals of the Greater Downtown are met and to maintain the unique character of the Design Districts.
